Building out creates more rain water run-off from the now larger roof. As a result, you will be required to install a new on site stormwater detention tank (OSD) to control the flow and speed of runoff into the local stormwater catchment area that’s not built for the excess. The OSD provides a smaller orifice and subsequently slows the flow of this excess rainwater runoff to the street, thereby reducing the risk of flooding. An OSD can cost between $20-$30k, whereas this significant expense and additional red tape is not required when you build up.
